Two-room apartment in the center of the Romania Capital - Bucharest.

Currently in the apartment, is an architecture Office fully furnished and equipped.
The apartment consists in two rooms, a Hall and a bathroom with toilet. The total area is 36 square
meters, it is at the 1st floor of 3 floors, the building has four levels; ground floor, 1st floor, 2nd floor and
an attic. The building was built in the early 20th century and is made of brick walls of 50 cm thick. It has
held without problems at all the earthquakes in Romania without significant degradations suffered.
Currently on the list of buildings with seismic risk in Bucharest appears to the same address an other
building from Calea Victoriei 48-50 which has 6 floors, which is in category 3 (minimal risk) but, where is
the 126 apartment, the building has only 3 floors.
So it is not a building with seismic risk !
The building was owned before 1948 of a joint-stock companies which has been nationalized while having
debts to the State because of the bombings. Basically, the area was bombarded during the war WW2 and
repaired at the expense of the State. It makes that nobody can claim legally and correctly, the restoration
of this building.
The area in which the apartment is practically the center of the town and has an extremely high research
potential for renting. This apartment is currently rented on a long-term basis but if it would be rent in
Airbnb, the price per day is about 30 euro per day in this area.

30 euro x 365 days = 10,950 Euro
So in 5-6 year you can recover the initial investment
